How Much Does Drywall Repair Cost in Michigan?
I'm Jacob Sanborn, owner of Expo Contracting Services LLC in Flint/Grand Blanc. I repair drywall for a living, and I'd rather you know what things cost before you call anyone — including me.
Why ceiling work costs more
Homeowners are often surprised that a ceiling costs more than a wall of the same size. Three reasons:
1. It's slower. Everything happens overhead — hanging, mudding, sanding. A ceiling takes roughly twice the labor of a wall the same size.
2. More setup. Ladders, scaffolding, and full floor and furniture protection. Walls need a drop cloth; ceilings need a sealed work zone.
3. Insulation. Ceiling repairs often mean replacing wet or damaged insulation too, which adds material cost and labor.
If someone quotes you ceiling work at wall prices, they're either cutting corners or they haven't thought it through.
What drives the price up or down
Size of the damage — the biggest factor, by far
Access — high ceilings, tight spaces, and furniture that can't move add time
Texture matching — smooth walls are straightforward; matching heavy texture takes skill and time
Paint — priming and painting the repair is standard, but painting whole walls or rooms adds cost
Water damage — if insulation or framing is affected, the job gets bigger
Urgency — emergency or rush scheduling can cost more
How to avoid overpaying
Get a written quote. A firm number before work starts. "Time and materials" on a simple patch is a red flag.
Don't pay a big deposit. For most drywall repairs, payment on completion is standard. Be cautious of anyone demanding half upfront for a one-day job.
Ask what's included. Does the price include paint? Debris removal? Texture matching? A cheap quote that skips the finish work isn't cheap.
Fix the cause first. If water caused the damage, fix the leak before the drywall. Paying for the same repair twice is the most expensive option.
Frequently asked questions
Do I have to paint the whole wall? Usually no. A good repair gets primed and painted to match. On older walls with faded paint, a perfect blend isn't always possible — a straight contractor will tell you that upfront.
Will my homeowner's insurance cover it? Sometimes, if the damage came from a covered event like a burst pipe or storm damage. Gradual issues — slow leaks you didn't address, normal wear — usually aren't covered. If you're filing a claim, get an itemized written quote; that's what adjusters need.
How long does drywall repair take? Small patches: one visit. Anything with multiple mud coats: 2–5 visits over several days, because each coat has to dry. The actual hands-on time is less than it sounds — most of the calendar time is drying.
What should a quote include? The scope (what's being repaired), materials, finish work (texture, prime, paint), debris removal, the schedule, and a firm total. If any of that's missing, ask before you agree.
