Ceiling Water Damage Repair in Genesee County, MI
A water-stained ceiling is never just a stain. By the time you can see it, the drywall is usually soft, the insulation above it is soaked, and the damage is bigger than it looks from the floor. I'm Jacob Sanborn, owner of Expo Contracting Services LLC in Flint/Grand Blanc, Michigan. Ceiling water damage — tear-out, replacement, insulation, and paint — is work I do regularly, and I do it right: damaged material comes out, it doesn't get painted over.
Common causes I see: roof leaks, failed flashing, ice dams, burst or leaking pipes, bathroom leaks from above, and condensation issues. Whatever caused yours, the fix for the ceiling itself follows the same process.
What the repair covers
Damage assessment — I find how far the water traveled, not just where the stain is. Water spreads further than the visible mark.
Tear-out — water-damaged drywall and saturated insulation get removed and hauled away
New insulation — fresh batts installed in the opened ceiling cavity
New drywall — hung, taped, and finished to a smooth surface
Texture matching — matched to your existing ceiling so the repair blends in
Prime and paint — full prime plus finish coats on the repaired area
If the leak is still active, fix that first — a new ceiling under an active leak is money thrown away. If you're not sure the leak is stopped, I'll tell you what I see when I open it up.
How the job goes
1. You call or book online. Describe what happened and where the stain is. Photos help me come prepared.
2. I inspect it. I check the extent of the damage and give you a firm written price. For ceiling jobs I need to see it in person — photos don't show how soft the drywall is.
3. Demo day. The damaged ceiling comes down, wet insulation comes out, everything gets bagged and hauled away. The area gets protected with drop cloths and plastic.
4. Rebuild. New insulation goes in, new drywall goes up, then tape and mud coats. This takes multiple visits — each mud coat has to dry overnight.
5. Finish. Sand, prime, paint. Final walkthrough with you, then payment.
A typical ceiling replacement runs 4–5 work days, but only the first couple are full days — the finish visits are short trips.
Frequently asked questions
Can you just paint over the stain? No — and you shouldn't let anyone do that. Paint over water-damaged drywall hides the problem while the drywall keeps deteriorating. If the drywall is soft or the insulation is wet, it has to come out.
How do I know if the drywall needs replacing or just drying out? Push on it gently. If it gives, crumbles, or feels soft, it's done — replace it. Surface stains on firm drywall can sometimes be sealed and painted. I'll tell you honestly which one you're dealing with.
Will my ceiling look the same after? The repaired section gets matched to your existing texture and paint. On older ceilings with faded paint, there can be a slight difference — I'll flag that before I start.
Does the insulation really need replacing? If it's wet, yes. Wet insulation doesn't insulate, and it holds moisture against your framing and new drywall. Replacing it while the ceiling is open is cheap compared to opening the ceiling twice.
How long before I can use the room again? You can use it throughout — I work in sections and clean up daily. There will be dust despite the protection, so plan on that during demo and sanding days.
